# Property types and their settings

> The 21 property types, the three kinds they belong to, and the settings a new property starts with.

## The types and their kinds

Every type belongs to one kind. You do not choose the kind: it follows from the type, and all it decides is what a new property starts with.

| Kind | Types |
| - | - |
| **Short-term rentals** — one unit, let as a whole | Apartment, House, Villa, Room, Studio, Cottage, Cabin, Farmhouse, Chalet, Boat |
| **Guesthouses & B\&Bs** | Guest house, Bed & breakfast, Inn, Lodge, Camping, Other |
| **Hotels** | Hotel, Motel, Resort, Aparthotel, Hostel |

## What a new property starts with

A new property — whichever way the [Add property](/en/getting-started/first-property) wizard starts it, in the welcome steps or from the dashboard — starts with the settings of its kind. They are only starting values: you change any of them on the property afterwards, and whatever you fill in yourself when you create it is kept. Properties that already existed keep their settings.

| Setting | Short-term rentals | Guesthouses & B\&Bs | Hotels |
| - | - | - | - |
| What you sell | the whole place | rooms | rooms |
| Rooms | its one unit, made from the **Price per night** | one *Standard room* type of the **Number of rooms** you give, then the room types you add | one *Standard room* type of the **Number of rooms** you give, then the room types you add |
| A room type you add | as you set it | **Room-by-room management** from the start | **Room-by-room management** from the start |
| **Occupied rooms are serviced** | **Only when the guest leaves** | **Every few nights** | **Every day** |
| **Full service every … nights** | 3 | 3 | 3 |
| Online check-in before arrival | on | as the organization | as the organization |
| Self check-out | on | as the organization | as the organization |

* **Its one unit.** A short-term rental created with a **Price per night** gets one room type with one unit, at that price. The unit carries the property's name, shows on the housekeeping board like a room, and new bookings are put in it by themselves.
* **Room-by-room management** means every room has its own name, appears on the housekeeping board and is assigned at check-in — see [Rooms and room types](/en/rooms). You can switch a room type back to **Simple management**.
* **Occupied rooms are serviced** and **Full service every … nights** are on the property form, step **Policies**, section **Housekeeping**; what they do to the cleaning plan is in [Housekeeping](/en/housekeeping).
* **Online check-in** and **self check-out** are switched on for a short-term rental only when your subscription includes guest experience. "As the organization" means the property follows the organization's own setting in **Settings → Guest experience**.

## What you run

Sign-up asks **What do you run?** — on the web in the welcome steps, and in the staff app on **Sign up**. Choose everything that applies; Gridbeds switches on the modules that fit and switches off the rest. They are switched off, not removed: each comes back from **Settings → Modules**. An answer never adds a module your subscription does not include, and an organization that was never asked keeps every module.

| What you run | Modules switched on (as they appear in the menu) |
| - | - |
| any answer | **Messages**, **Channels**, **Websites**, **Tasks**, **Accounting Sync**, **Analytics**, **Automation**, and **AI Assistant**, which has no menu row of its own |
| any kind of stay | **Guest store** |
| **Apartments & houses** | **Owner Statements** |
| **Guesthouse / B\&B**, **Hotel or motel** | **Groups**, **Allotments**, **Loyalty** (with **Rewards** and **Referrals**) |
| **Restaurant or bar** | **Restaurants**, **Inventory** |

The answer also decides which types the first property step offers — see [First property](/en/getting-started/first-property). You can change it later on **Settings → Modules**, under **What do you run?**: **Save and switch modules** switches the modules to match the new answer, and you can still switch any of them yourself.

## The menu follows the property

The left menu shows the modules that matter to the property you are working on, and the staff app's **Menu** does the same for all your properties:

* a module that matters to every business — **Messages**, **Channels**, **Websites**, **Tasks**, **Accounting Sync**, **Analytics**, **Automation** — and **Guest store** are always shown;
* **Owner Statements** is shown for short-term rentals; **Groups**, **Allotments** and **Loyalty** for guesthouses and hotels;
* **Restaurants** and **Inventory** belong to the whole organization and are always shown; so are the rows no module gates, **Day close** among them.

What "the property you are working on" is, first match wins: the property chosen in the switcher; with all properties, every kind of property you have; with no property yet, what you said you run; and when Gridbeds knows none of these, it hides nothing.

A module switched off in **Settings → Modules** is gone from the menu, whatever the property. A module your subscription does not include shows, dimmed, with **Upgrade required** — only where it matters to the property. If a menu you expect is missing, check the property chosen in the switcher first.
