The types and their kinds

Every type belongs to one kind. You do not choose the kind: it follows from the type, and all it decides is what a new property starts with.

What a new property starts with

A new property — whichever way the Add property wizard starts it, in the welcome steps or from the dashboard — starts with the settings of its kind. They are only starting values: you change any of them on the property afterwards, and whatever you fill in yourself when you create it is kept. Properties that already existed keep their settings.
  • Its one unit. A short-term rental created with a Price per night gets one room type with one unit, at that price. The unit carries the property’s name, shows on the housekeeping board like a room, and new bookings are put in it by themselves.
  • Room-by-room management means every room has its own name, appears on the housekeeping board and is assigned at check-in — see Rooms and room types. You can switch a room type back to Simple management.
  • Occupied rooms are serviced and Full service every … nights are on the property form, step Policies, section Housekeeping; what they do to the cleaning plan is in Housekeeping.
  • Online check-in and self check-out are switched on for a short-term rental only when your subscription includes guest experience. “As the organization” means the property follows the organization’s own setting in Settings → Guest experience.

What you run

Sign-up asks What do you run? — on the web in the welcome steps, and in the staff app on Sign up. Choose everything that applies; Gridbeds switches on the modules that fit and switches off the rest. They are switched off, not removed: each comes back from Settings → Modules. An answer never adds a module your subscription does not include, and an organization that was never asked keeps every module. The answer also decides which types the first property step offers — see First property. You can change it later on Settings → Modules, under What do you run?: Save and switch modules switches the modules to match the new answer, and you can still switch any of them yourself.

The menu follows the property

The left menu shows the modules that matter to the property you are working on, and the staff app’s Menu does the same for all your properties:
  • a module that matters to every business — Messages, Channels, Websites, Tasks, Accounting Sync, Analytics, Automation — and Guest store are always shown;
  • Owner Statements is shown for short-term rentals; Groups, Allotments and Loyalty for guesthouses and hotels;
  • Restaurants and Inventory belong to the whole organization and are always shown; so are the rows no module gates, Day close among them.
What “the property you are working on” is, first match wins: the property chosen in the switcher; with all properties, every kind of property you have; with no property yet, what you said you run; and when Gridbeds knows none of these, it hides nothing. A module switched off in Settings → Modules is gone from the menu, whatever the property. A module your subscription does not include shows, dimmed, with Upgrade required — only where it matters to the property. If a menu you expect is missing, check the property chosen in the switcher first.
