This page gathers the obligations a property management system touches for a property in Romania. For each: what Gridbeds does today, and what remains yours to do.
A property “operates in Romania” when the organization or the property has Romania as its country (chosen at sign-up, under Where is your business based?). Settings → e-Factura then appears, in the Fiscal & Compliance group.

SAF-T (D406)

Admins of a Romanian organization find SAF-T D406 under Exports in the header of the Invoices page, and SAF-T Export in the header of the Accounting page. The SAF-T D406 Export window asks for the period (From date, To date) and downloads the XML (Download XML).
The export covers only the period’s sales invoices and is “not filing-ready”. The complete D406 return is prepared by your accountant, from the accounting software.

The arrival form

In the booking panel, the Occupants — registration roster section asks for each adult: last name, first name, date of birth, nationality, document type and number (identity card, passport, driving licence or birth certificate). A child under 14 is written on a parent’s form. Until the details are complete, check-in is refused: “Record the occupants before checking in”. A property that keeps the forms on paper can turn the refusal off — its page, Details tab, At check-in, “Check-in waits for the occupants’ details”; the forms are still owed, and the booking still shows what is missing.
Gridbeds keeps the details for the form but submits them nowhere. The signed form and any report to the authorities remain your job.

Fiscal receipt

Gridbeds is not connected to a cash register. The restaurant’s bill says: “This is not a fiscal receipt. The fiscal receipt is issued by the certified till when payment is taken.” When an order is settled, Gridbeds offers the guest the option to tip, as Law 376/2022 requires (no tip by default).

Tourist tax

The tax is set per property, on the property’s Payments tab (Charge tourist tax for stays here), from rules: Rate (per person / night), Capped nights, exemptions for children and for a number of guests. Gridbeds works out only a fixed amount per person per night; a tax computed as a percentage of the rate has to be entered by hand.
Organization-wide rules (Settings → Tourist tax) need a 6-character municipality code, designed for Italian comuni. For a Romanian property, put the rule on the property itself.
